When applying for financing it may be your best option to contact a mortgage specialist instead of reaching out to many different banks. Mortgage specialist don't charge a fee and they research all different banks, lenders, and different options to find you the best mortgage and interest rate for your situation.

Also, if you use a mortgage specialist they will only conduct one credit check. They then use that one credit check against all the different lender options. Whereas, if you contact all the banks in your town, they each do a credit check and then continue with the process. Too many credit checks is never a good thing as it can be seen as a negative in the future and be questioned as to why you had so many done.

We're not saying to not use your bank but if you want to see many different options it may be best to contact a mortgage specialist depending on your situation. At times your bank can offer you the best rate but at other times another lender may have the best option.
