Inspection: Yes Or No

Blog by Century 21 Amos Realty | June 28th, 2012

To have an inspection or not to have an inspection...that is the question?

If you are purchasing a home whether it be a house, condo, townhouse, mobile etc we always highly recommend to get an inspection. The buyer in most cases pays for the inspection and it can cost approximately $300(-+). An inspection will look at the following:

-Plumbing
-Electrical
-Air conditioning and heating
-Roof and attic
-Crawl spaces
-Foundation
-General Structure
-Any problems in any of the areas mentioned above and anything else they may take notice of

The inspection is there to find out if there is any serious problems or concerns, or anything that may need to be repaired. The inspector will note them and then suggest if things should be done.
The inspector won't suggest if the house is worth your offer or how much you could adjust the price or what you could ask the seller to do. The seller after completing the inspection may consider adjusting the price, paying for repairs etc but it is not always definite. At this point it is when you and your Realtor get together to discuss your options and go from there.

An inspection is always a good idea. It will help you make a better informed decision and help you understand exactly what you may potentially be purchasing.

If you have any questions about inspections just let us know! We'd be happy to answer them.
