So it's December and your property is vacant. Your tenant gave notice for November 30th and you can't figure out why it's still empty. Traditionally, if a house is vacant November lst, the likelihood of it still being empty in February in this area is very high.
No one wants to move in December or January because of the holidays. So, that moves it to February. You are probably going to remain vacant til February or March.
In future if you have a lease, make sure it ends in September or October or in March or you will have a vacant property for several months. 
Property Managers are hardworkers not miracle workers and can only do what they can based on the area potential for tenants. 
If someone tells you they can 'fill the spot tomorrow', you may want to question the quality of the tenant they're putting in there if your local Professional can't. (Brian Amos/Kevin Dockett-Property Managers)
